    Being a real estate broker is a full-time job. You may want to repaint it, do repairs or have it professionally cleaned. A REALTOR® can tell you which of these services you may require and where to find the best people to perform them.
  4. Marketing
    You'll need to create a complete marketing plan for your home. That marketing plan should include, but not be limited to, yard signs, multiple listing service exposure, professionally prepared brochures and flyers, newspaper and magazine ads, open houses, Internet listings, and tapping resources such as national affiliations and relocation services. Your ability to receive top dollar for your home depends significantly on the number of potential buyers exposed to your product.
  5. Showing
    Your home is likely the center of many beloved family memories. You've spent hours caring for and maintaining it. Understandably, it may be difficult to respond objectively to the comments of potential buyers. REALTORS® are attuned to buyers' needs and know which features should be emphasized as most appealing.

Before beginning "the showing process", the experienced associate will prequalify each buyer to make sure they don't make an offer on a home they can't afford. The associate bases his or her assessment on years of experience and a professional network of experts.
  10. Closing
    After the purchase agreement is signed, work is far from done. What remains? To give a few examples: home inspections, roof reports, termite inspections, appraisals, and well and septic inspections. Estimates must be obtained and a survey must be ordered. Final loans must be approved, and any rough spots must be worked through on the way to the closing table.
  11. Neighborhood
    When selling a FSBO home, the owners do not always provide important information about the community before they leave. If you sell through a REALTOR®, that REALTOR® can be a reliable source of information, such as zoning regulations, deed restrictions, protective covenants, shopping and transportation.
  12. Relocation
    When moving, you'll need a number of services. If you're a seller, you may need painting, cleaning, landscaping, repairs or pest control.
